Volterra Fietta

THE TASK

We were instructed by Volterra Fietta, who occupied approximately 11,000 sq ft in Fitzrovia, to advise on their forthcoming lease expiry, assessing the advantages and disadvantages of renewing their existing lease versus relocating.

Following a comprehensive review of the market, including several viewing tours, it became clear that renewing the existing lease would not represent the most financially attractive option. In addition, the firm’s current headcount meant that a smaller office could be secured, enabling a significant reduction in overall occupational costs.

We subsequently identified and introduced 110 High Holborn, where a 7,024 sq ft floor was available within a newly refurbished building. Volterra Fietta required a predominantly cellular office layout. As such, CAT A (open plan) space was considered the most appropriate solution, allowing the firm to deliver a bespoke fit-out tailored to their operational requirements.

Following extensive negotiations, we secured the premises at a highly competitive headline rent of £45.00 per sq ft, significantly below prevailing Holborn rents of £65.00 per sq ft+ for newly refurbished space, together with a substantial rent-free period of just under three years. The building’s reception and end-of-trip facilities also underwent a transformative refurbishment and upgrade, enabling Volterra Fietta to take occupation of a comprehensively refurbished building upon completion of their fit-out works.
