THE TASK

Aboria Capital are a European real estate investment manager focussing on the living sector.

We were instructed to source and secure Aboria’s first London office, which had to be prestigious and high quality to reflect the businesses aspirations, impress investors, and attract top talent across the industry.

Mayfair was the target location, where supply was extremely limited and competition was strong.

After an extensive search, there was only one suitable building, which was on the cusp of going under offer with two parties bidding for the premises

We were able to leverage our relationship with the landlord and their appointed agents to ensure our client was the tenant that was chosen to take the premises in a competitive situation.

After swift but diligent negotiations, Aboria completed a lease on some 1,450 sq ft of brand new fitted space at a headline rent of £140.00 per sq ft – a competitive result in a tight market.
