We were entrusted with the job of weighing up the pros and cons of a relocation from their existing offices on Fulham Road, SW3 vs a short – medium term renewal, in advance of their forthcoming lease expiry.
Following a comprehensive review of the market, including multiple viewing tours, it was evident that renewal would realise the most financially advantageous terms, however, at the expense of staff well-being and general staff happiness
Accordingly, in spite of the financial advantages of renewing, we were instructed to progress the relocation. With Unique Caribbean holidays being an ultra high end holiday provider and resort owner, the offices had to reflect the quality of their product and business.
We subsequently introduced Asticus, a 6,500 sq ft floor in a newly refurbished building. The floor had been fully fitted and furnished by the landlord to a high quality.
Prime Victoria rents are now exceeding £100.00 per sq ft and we managed to secure the floor, including the brand new fit out, for £91.00 per sq ft, reflecting an excellent deal for Sandals, and demonstrating the value we strive to achieve for our clients.
