THE TASK

We were entrusted with the renewal negotiations of the client’s lease on New Bond Street.

As we investigated the terms of renewal, it became apparent that the adjacent buildings were due to be redeveloped, which would cause major disruption to our clients operation.

Accordingly, we were instructed to find suitable relocation options within a short walk from the client’s existing HQ.

Despite a lack of options, and even fewer options with a rent below £100.00 per sq ft, we uncovered a floor under refurbishment at 4 Tenterden Street.

Following negotiations, which saw the landlord undertake additional works specific to the client’s requirements, we secured the new office on favourable terms at a rent of £80.00 per sq ft, reflecting superb value.
