THE TASK

Audley London were appointed to advise on Akur Capital’s forthcoming lease expiry in November 2025. We were instructed to help weigh up renewal against relocation – a stay vs go exercise. Akur had been in their existing offices for over 9 years, and whilst the floor was fitted well and had been maintained superbly, the building was showing its age. Despite this, proposed terms on renewal were not looking likely to be favourable, and with a plethora of relocation options available, relocating became of greater interest. Following an extensive search of the market, we introduced Akur to 7 Swallow Street, a stunning 2,286 sq ft CAT A+ floor, where the landlord delivered the new fit out. Swallow Street presented an opportunity to relocate with minimal cost, with additional floor space than at their existing offices, more meeting rooms, and a general upgrade in quality. We secured the space at £110.00 per sq ft – reflecting an economical rent compared to recent CAT A+ deals in Mayfair.
